5 Signs Your Water Heater Needs to Be Replaced

Most water heaters last 8–12 years, but they rarely quit without warning. Knowing the early signs of failure can save you from a cold shower — or worse, a flooded utility room. Here's what to watch for.

1. You're Running Out of Hot Water Faster

If your showers are going cold sooner than they used to, sediment buildup is usually the culprit. Over time, minerals from the water supply settle at the bottom of the tank and insulate the water from the heating element. The result: less efficient heating and less usable hot water.

Flushing the tank annually can extend its life, but once the sediment is severe enough to affect performance, replacement is often the smarter call. 2. Rusty or Discolored Water

Brownish or rusty water coming from your hot tap is a sign the inside of your tank is corroding. Once corrosion starts inside the tank itself, there's no reversing it — the tank needs to go before it springs a leak.

Check both the cold and hot taps. If rust only appears on the hot side, the tank is the problem. If both run rusty, the issue may be in your main lines — in that case, a water main inspection may be in order.

3. Rumbling, Popping, or Banging Noises

A noisy water heater is usually sediment hardening at the bottom of the tank. As the element heats water through the buildup, you hear those pops and rumbles. It's a sign the tank is working harder than it should — and wearing out faster because of it.

4. Moisture or Pooling Water Around the Tank

A small amount of condensation is normal in humid conditions. But if you're seeing actual water pooling around the base of the unit, that's a warning sign. The tank may have a slow leak from a corroded fitting or a crack in the tank itself.

Don't ignore pooling water. A failing tank can dump 40–50 gallons into your home without much notice. If the leak is sudden or severe, treat it as a plumbing emergency and shut off the water supply immediately.

5. The Unit Is Over 10 Years Old

Even if it's still working, a water heater past its expected lifespan is a liability. Parts wear, efficiency drops, and failure becomes increasingly likely. Replacing it proactively — before it fails — means you get to choose the timing instead of dealing with an emergency.
